The images on this page are all from the same portland area remodel. This family had just purchased this 2 story 3000 plus sq ft house on .6 of an acre. They made contact and wanted some ideas...

When I arrived I took pictures as they were still moving in. I spent several hours with the family over the course of a few weeks. I wanted to keep hearing their ideas, and once I gathered their design ideas / thoughts and an overall goal, I came up with a loose concept to pitch. I printed off the ideas and brought them to the homeowners for their final approval before moving forward.

I noticed right away that the basement floor (homes foundation) was sloped down the hill the 1950's home was on.

Let me back up one second: This remodel started with only their carpeted basement bathroom (gross). There was also a sauna attached to it. That was supposed to be the only goal at the time... was to tear out the sauna (to be relocated later) and seriously update the bathroom. After the demolition we found severely rusted galvanized water pipes. Which explained why the homeowner was getting colored water in her coffee maker.

These are the surprises a customer must be ready for. The homeowner had to make a tough call. But the options could open up a lot by running new drains and water lines. Re-piping a home easily costs over $40,000 and this home and its size ended up just over $60,000. Plumbing is one specialty that we will subcontract out for.

Things the homeowner had to consider was:

  • Just remodel and leave the plumbing (essentially trapping a problem for later)

  • Bite the bullet and whip out the checkbook to re-pipe the entire house

​

I was present while the plumbing contractor walked thru the home. As he explained issues that would cost more or take more time... I took notes. I suggested to him that "what if" we were to rip the entire basement apart and do all the trenching of the concrete basement floor, and how much would that reduce the price for the homeowner. I relayed this to the homeowner and offer my team to help them save nearly $7000, but this was with the idea that now we tackle the entire basement for a remodel. A full home remodel was the ultimate goal but they wanted to tackle it in chunks that would be more financially suitable.

Major unforseen issues we ran into:

  • Basement floors were all sloped down the hill the home is situated on (4-in over 35-ft)

  • Rusted plumbing ($60k + increase to total bill)

  • Homes electrical wiring had more issues that we saw during our walkthrough.
